When you come to sell a property you may wonder what is actual value of my house . If you intended to sell your it privately and not through an agent always get the value of your home done via a few agents to get the average price. It is because house prices fluctuate greatly and you do not want to either overvalue it or undervalue it.
When getting an agent to value your home they would be looking at general state of repair. This may be because people tend to want homes being in good decorative order, and may not want to do it up and nor have the time. People who look for property that they can do up to make a profit and sell on.
If you are not happy with their valuation it may be an idea to renovate the property before you put it on the open market as it may attain a higher price. When decorating it pick plain colours that will tie in with lots of people furniture choice. There are not many people that go with a wild colour choice if they are trying to avoid redecorating when they move in.
Magnolia cream are the best base colours to use. You could then accentuate this with coloured curtains or bold coloured furniture. It is always best to try and maximize any space which you may have. You want the room to looked as large an area as possible.
If possible let lot of daylight into the room as this will make it look nice and homely. Buyers may need some help with their imagination when it comes to imagining their furniture in your property. It is a check of the trade to have a wonderful smell floating around the property when people and view it as it can entice them in.
Another good tip to get people interested is to make bread and let the smell go round the room to make coffee as this appears to make the property feel very homely. A very clean abode is another must as a dirty unkempt one will just put potential buyers off.
Please also remember the state of your garden any garage and driveway that you may have. Grass needs to be cut and weeds picked out. If you own a garage ensure that there is no peeling paint on the door and the same applies to the exterior of the house. Then you are deciding that the value of my house always factor in inside and outside points which may affect the value in the long run.
